There are 4 key elements that are required to be shown on a plat or map of an ALTA/NSPS land title survey drawing. This information can then be used by the client, lender, or title company to better understand the property and its improvements. The 4 elements are as follows:
- Field locations
This includes the location of the survey monuments and property lines that were located during the field work. - Boundary descriptions, dimensions, and closures
This would include information pertaining to the legal description of the property being surveyed, information regarding adjoining properties, the location of buildings and other visual improvements and identifying the information pertaining to the title commitment provided to perform the work. - Easements, right of ways, access, and documents
The surveyor is to list the easements shown in the title commitment and address their relationship to the property. Common descriptions would include that the easement is shown on the drawing, the easement location cannot be located, there was no observed evidence of the easement, or the easement has been terminated. - Presentation
The plat or map must include a north arrow, a legend of symbols, a vicinity map, a note explaining modifications made according to Table A, information regarding the surveyor including his license number, address, company information, etc., the date of when the survey was performed along with any revisions made, etc.
The survey is also required to be certified to have either met or exceeded the minimum requirements as outlined by the American Land Title Association and National Society of Professional Surveyors. This certification is issued to the client, the lender, the title company, and there insuring underwriter.
