Hi, I’m Shelley with program surveying. Today I want to talk to you guys about boundary surveys and easements. So when a boundary survey is performed, we are pulling current records based on either the title commitment or on the recorded subdivision plat. And on our drawings, we are showing the locations of where those utility companies have the right to put their lines.
And those are called easement areas. So in this particular example, we have done a survey on like 210 and on this lot there happens to be a five foot easement along the rear of the property line, and then also a five foot easement down the left side of the property line. And what an easement area does is it designates a specific width of land that somebody else is allowed to use, meaning that we still own the land.
However, we are not allowed to get in the way from their ability to access that land. And as you can see, especially right here on the left side of the property, we have gotten in the way, part of our house is built and extends into the easement area. Now it just so happens that this seven and a half by 12ft area is a shed that they have enclosed and put the same type of siding across it.
But this is a storage area that was added on to our house. However, by definition of an easement, we’re technically not allowed to be in this space right here. With that said, if the utility company were to come through and say, hey, I need to access this land, we need to put in an electric line, there’s a sewer line here that we need to do maintenance on.
Chances of them telling us that we’ve got to remove that portion of our house, or the shed is probably minimal, but what they may do is require you to pay to have that line rerouted.
