Lot Split Plat

Purpose:

This is a survey used by someone who wants to split an existing property (lot or lots) into two or more “new” lots. A Boundary Survey of the original parcel(s) is/are required.

 

We perform Lot Split Plats on the following types of properties:

 

  • Residential
  • Commercial
  • Industrial
  • Is typically required of those properties that are part of an existing, recorded subdivision, by the count of municipality, to make existing lots into different size lots

 

A Lot Split plat typically includes the following

 

A boundary survey is performed on the lot or lots which are to be split. Based on the information provided by the owner of the lot, a new line that splits the lot into two or more lots is then created. After approval by the municipality or county, the Lot Split Plat can be recorded. New property descriptions are then recorded to reflect the change in property ownership for all properties involved. New property corners are set at the corners of all lots as mandated by MO state statute.

 

There can be several revisions and requests of change made by a municipality or county. Each governing body handles the process differently and each should be consulted with prior to having a Lot Split Plat created. Please be advised that most counties/municipalities charge a review/submittal fee which is not typically included in the survey cost. Recording fees are also not typically included.

 

Note: The time frame in which this type of project can be completed ranges from a few weeks to several months. Many municipalities only meet monthly and requests for revisions can slow the process down.
