Basic Requirements of ALTA Surveys

ALTA surveys are typically performed in conjunction with the purchase of commercial property. The survey itself is used by the buyer, the title company, and lender to obtain information about the property in question. There are minimum standards associated with an ALTA survey so as to ensure it is complete and accurate according to a national standard. The requirements as of February 23rd 2021 are as follows:

  1. On site field work be performed by a licensed land surveyor or under his immediate supervision
  2. The preparation of a plat or map showing the results of the field work and the relationship to the documents provided to the surveyor by the title company
  3. Additional items requested by the client according to the ALTA Table A
  4. Certification by the licensed land surveyor attesting to the accuracy and information provided on the plat or map

The request for an ALTA survey can come from the title company, the lender or most typically from the buyer. An authorization form outlining the complete scope of the project is required prior to the survey being performed.
