Homeowners call us every year who are horrified that the assessor has drawn the property line right through their home. There may have been a change in the overlay of graphic information system (GIS). And if you believe in Murphy’s Law, you won’t risk being that one person whose property line runs right through your home.

In one example a homeowner assumed that the map from the assessor was accurate for more than a decade. The new owners decided to have a boundary survey done when they

were ready to sell their property. While doing the research, our team discovered that the deeds didn’t “draw the exact same picture” as the assessor had shown on their map. The assessor’s office worked with us to correct the mistake and accurately represent the location of the property. But what a headache and stress for the owner trying to sell their home.

Remember that this did not have any legal effect on the property of the homeowner, as the deed details were recorded accurately. The goal of a boundary survey is always to identify what you own. This is a great example of how a boundary survey can impact both the home purchase and home sale side of a real estate transaction.
