What Is An Offset And Why Didn’t You Mark The Corner Of The Property?
The whole purpose of having a boundary survey performed is to have your property corners located marked verified and set if they are missing. From time to time there are instances where a surveyor is not able to set a monument at the actual corner and are forced to set what is called an offset monument.
Building a New Driveway Can Cause Problems
Back in 2013 we did a survey on a property and located all the improvements. At that point in time there were no issues on the property regarding concrete driveways for either itself or its neighbors. In 2023, we performed a boundary survey on the neighboring property to the right. When we went to look for the survey monument we had previously set at the corner, it was missing. We quickly realized that a new driveway had been installed. I can only assume that the neighboring property did not have a survey done prior to having a new driveway put in. The driveway was built 0.7 feet onto the neighboring property.
Part 2: Common Ground Use For My Driveway
The homeowner created a secondary point of access directly to the main thoroughfare of the subdivision. The biggest concern regarding the creation of the secondary access point is that the driveway extends across the common ground which is owned by the subdivision to access that main thoroughfare.
How Is There An Easement Running Through My Building?
You did the right thing by getting a boundary survey and yet it seems to have done nothing but create a headache for you as the survey drawing is showing an easement running right through the middle of the metal building on the property.

But I Need MORE Information!
There are times when you may need more information than what a standard boundary and improvement survey may show. You may in fact need more than just the property corners marked showing just one point along the property line. We can provide you with as much information as you would like to fit the needs of your project.
ALTA survey checklist (aka TABLE A) Gross Land Area Defined!
The gross land area is the calculation obtained to determine the acreage or square footage of the lot. The results on the area can be determined by either calculating be deeded area or by calculating the area based on the location of the survey monuments.
But The Assessor Says So…
We have so many resources that are right at our fingertips that it makes it hard not to trust what the Internet is telling you. When it comes to looking at aerial photographs of your property and using tools such as Google and the assessor for the county, I must advise that you take that information with a grain of salt.
