This month we continue with a commercial real estate blog series that covers each item in an ALTA survey checklist, otherwise known as TABLE A. We will look at the benefits of each point in detail. An ALTA survey is typically utilized for commercial and industrial properties only. The requirements to perform an ALTA allow for several additional features to be added to the typical boundary survey.
- (3) Flood zone classification (with proper annotation based on federal Flood Insurance Rate Maps or the state or local equivalent) depicted by scaled map location and graphic plotting only.
When this item is selected the surveyor must obtain a copy of the flood insurance rate map and graphically calculate the location of the property on that map to see if the property is in, near, or out of the floodplain. Selecting this item does not mean that a full elevation certificate will be performed on the property, but it does provide some insight as to the potential risk associated with the flood zone and the property. This could be considered to have the same impact as having a flood letter performed on the property. There is no guarantee, and it is only a stated opinion.
