This month we continue with a commercial real estate blog series that covers each item in an ALTA survey checklist, otherwise known as TABLE A. We will look at the benefits of each point in detail. An ALTA survey is typically utilized for commercial and industrial properties only. The requirements to perform an ALTA allow for several additional features to be added to the typical boundary survey.

  1. Evidence of recent earth moving work, building construction, or building additions observed in the process of conducting the fieldwork.

Oftentimes the client is not located in the same city in which the survey is being performed. The surveyor is considered to be the eyes and ears at the site while performing the field work. It can be requested that the surveyor takes special note and consideration for any activity or evidence of change to the property. Evidence noticed should be noted on the survey drawing and conveyed clearly to the client.
