Alternative Methods Of Data Collection

This month we continue with a commercial real estate blog series that covers each item in an ALTA survey checklist, otherwise known as TABLE A. We will look at the benefits of each point in detail. An ALTA survey is typically utilized for commercial and industrial properties only. The requirements to perform an ALTA allow for several additional features to be added to the typical boundary survey.

  1. Rectified orthophotography, photogrammetric mapping, remote sensing, airborne/mobile laser scanning and other similar products, tools or technologies as the basis for showing the location of certain features (excluding boundaries) where ground measurements are not otherwise necessary to locate those features to an appropriate and acceptable accuracy relative to a nearby boundary. The surveyor must (a) discuss the ramifications of such methodologies (e.g., the potential precision and completeness of the data gathered thereby) with the insurer, lender, and client prior to the performance of the survey, and (b) place a note on the face of the survey explaining the source, date, precision, and other relevant qualifications of any such data.

If the client has a desire to leverage newer forms of technology to provide data regarding the property being surveyed, they may do so by selecting item number 15. It should be noted that the surveyor may need to hire outside services to perform any requested items and that the surveyor will take the provided data and overlay it onto the existing boundary survey. Many companies now leverage drone technology for the creation of survey drawings. The accuracy of that technology varies from product to product and the detail provided varies as well. A conversation should be had between the client and the land surveyor to discuss options to ensure that the goals of the client are met.
