Adjoining Property Information

This month we continue with a commercial real estate blog series that covers each item in an ALTA survey checklist, otherwise known as TABLE A. We will look at the benefits of each point in detail. An ALTA survey is typically utilized for commercial and industrial properties only. The requirements to perform an ALTA allow for several additional features to be added to the typical boundary survey.

  1. Names of adjoining owners according to current tax records. If more than one owner, identify the first owner’s name listed in the tax records followed by “et al.”

On the final survey drawing prepared by the surveyor, all the adjoining (neighboring) properties are shown to some degree. The information regarding the names of the owners and the deed book and page from the purchase of those properties is researched by the surveyor. It is usually customary for the most current owners to be listed on the drawing however historical ownership may be shown in some circumstances. The physical address of those properties may also be shown upon request.
