This month we continue with a commercial real estate blog series that covers each item in an ALTA survey checklist, otherwise known as TABLE A. We will look at the benefits of each point in detail. An ALTA survey is typically utilized for commercial and industrial properties only. The requirements to perform an ALTA allow for several additional features to be added to the typical boundary survey.
- Substantial features observed in the process of conducting the fieldwork (in addition to the improvements and features required pursuant to Section 5 above) (e.g., parking lots, billboards, signs, swimming pools, landscaped areas, substantial areas of refuse).
To summarize, this TABLE A item request that all items be shown on the survey drawing. As indicated it would include parking, signage, retaining walls, etc. The purpose of including these items are to provide a detailed drawing from a bird’s eye view as to the items that are located on the property. This would help provide information regarding green space versus paved space versus building footprints. In addition, the surveyor would be looking for any type of indicators that imply property ownership which could include things such as mailboxes and mow lines.
