Right Of Way Information

This month, we continue our blog series on commercial real estate. We will cover each item in the ALTA survey checklist, also called TABLE A. We will explore the benefits of each point in detail. An ALTA survey is typically utilized for commercial and industrial properties only. The requirements to perform an ALTA allow for several additional features to be added to the typical boundary survey.

  1. Proposed changes in street right-of-way lines, if such information is made available to the surveyor by the controlling jurisdiction. Evidence of recent street or sidewalk construction or repairs observed in the process of conducting the fieldwork.

As the surveyor naturally performs the survey the limits of the right of way are identified. The width of the right-of-way and any visible improvements near our property lines should be marked in the survey drawing. Items such as sidewalks, curbing, utilities, etc. can all be shown. If any construction is occurring on or near the site, that information should be conveyed in the survey drawing as well.
