This month we continue with a commercial real estate blog series that covers each item in an ALTA survey checklist, otherwise known as TABLE A. We will look at the benefits of each point in detail. An ALTA survey is typically utilized for commercial and industrial properties only. The requirements to perform an ALTA allow for several additional features to be added to the typical boundary survey.
- (2) Address(es) of the surveyed property if disclosed in documents provided to or obtained by the surveyor or observed while conducting the fieldwork.
I know that it seems like this should be a no-brainer, but there are times when this can be more challenging than you would think. Surveyors are checking multiple records to ensure the accuracy of the information provided on the survey drawing. There are times when the assessor will have a different address than the post office will have for a property. If the property happens to be a corner lot it may have multiple addresses assigned to it. There is also the chance that the number that is posted on the property does not match those of the tax records. This is the area where a surveyor would have the opportunity to address any of these discrepancies for the property.
Hiring a professional land surveyor to perform an ALTA can ensure that the survey is done correctly. We have performed over a thousand ALTA surveys in our 20 years in business, and we utilize the latest in technology to ensure you receive a detailed and accurate survey.
