This month we continue with a commercial real estate blog series that covers each item in an ALTA survey checklist, otherwise known as TABLE A. We will look at the benefits of each point in detail. An ALTA survey is typically utilized for commercial and industrial properties only. The requirements to perform an ALTA allow for several additional features to be added to the typical boundary survey.
- (6) Zoning
(a) If the current zoning classification, setback requirements, the height and floor space area restrictions, and parking requirements specific to the surveyed property are set forth in a zoning report or letter provided to the surveyor by the client or the client’s designated representative, list the above items on the plat or map and identify the date and source of the report or letter.
(b) If the zoning setback requirements specific to the surveyed property are set forth in a zoning report or letter provided to the surveyor by the client or the client’s designated representative, and if those requirements do not require an interpretation by the surveyor, graphically depict those requirements on the plat or map and identify the date and source of the report or letter.
A zoning report is something that’s typically created by and managed by planning and zoning. This is a lengthy report which describes the requirements regarding setbacks, building restrictions, property usage, etc. This report takes a significant amount of time to read and interpret and can have a significant impact on the cost of the survey being performed. Some of these items maybe shown on the recorded subdivision plat or on prior surveys performed on the property. However, in order for a surveyor to say they have adequately addressed this TABLE A item, they would have to read the entire report themselves or make a statement as to how the information shown was derived.
