This month we start a new commercial real estate blog series that covers each item in an ALTA survey checklist, otherwise known as TABLE A. We will look at the benefits of each point in detail. An ALTA survey is typically utilized for commercial and industrial properties only. The requirements to perform an ALTA allow for several additional features to be added to the typical boundary survey.
- (1) Monuments placed (or a reference monument or witness to the corner) at all major corners of the boundary of the surveyed property unless already marked or referenced by existing monuments or witnesses near the corner.
This item requires that all property corners be clearly marked on the property. The type of survey monument or witness monument would be listed and shown on the survey drawing. If the survey monuments already exist at the property corners, they will be visibly marked and mathematically checked to ensure the correct location. If a survey monument is missing, then it will be reset by the licensed land surveyor.
Hiring a professional land surveyor to perform an ALTA can ensure that the survey is done correctly. We have performed over a thousand ALTA surveys in our 20 years in business, and we utilize the latest in technology to ensure you receive a detailed and accurate survey.
